These are the areas that will be checked by our inspectors, with no exception.
The Building Exterior
- Are foundations, stairs, rails, gutters and porches intact, secure and free from hazards or deterioration?
- Are the chimney and other brickwork free of loose brick and mortar?
- Is there a handrail for three or more steps?
- Is the paint on any exterior surfaces, including railings and porches, free of chipping, peeling or cracking?
- Do all decks & porches 30 inches off ground have railings?
- Are all electrical outlets working? Are there at least two outlets per living room or bedroom? Are all 3 prong outlets throughout unit grounded?
- Can ground floor windows be locked? Do all windows work properly (stay up when lifted on their own)? Are all windows sound and intact and free of any broken glass? Are windows free from drafts?
- Are all painted surfaces including walls, ceilings, baseboards, window trim and window wells intact with no peeling paint? Are floors in good condition?
- Are appliances in good working condition and clean?
- Is the plumbing free from leaks and working properly?
- Can all windows be locked and are they in good working condition?
- Is all paint intact with no chipping, flaking or peeling?
- Are all electrical outlets within 6 feet of a water source (kitchen sink, etc.) GFCI outlets?
- Are the tub, sink, shower and toilet in good condition and working properly?
- Is there an operable, lockable window or an exhaust fan?
- Are walls, ceilings and floors in good clean condition? Are all tiles intact, including in the tub area? Are all surfaces around the tub area caulked properly?
- Are all electrical outlets within 6 feet of a water source (sink, tub, etc.) GFCI outlets?
- Does the furnace and water heater work properly?
- Has the furnace been serviced lately?
- Does the furnace supply adequate heat for all rooms?
- Are all flue/vent pipes sealed properly into chimney?
- Is there at least one smoke detector on every level including basement?
- Is there a smoke detector in or near each bedroom?
- Is there a smoke detector in the front and rear hallways?
- Are all the rooms well lit and free from electrical hazards? Are hallways and basements well lit?
- Is there a railing for the basement stairway?
- Are the house, yard and basement free from trash and other debris?
- Are there trash receptacles for the tenants to use?
- Is property clear of unregistered cars?
